The East Beach-House: Elevating Coastal Resilience

 

Perched between the Atlantic Ocean and a salt pond, the East Beach House is one of Keene Architecture’s most ambitious and rewarding projects. This design is more than a home—it’s a study in coastal resilience.

To bring this vision to life, we balanced strict FEMA VE flood-zone elevation requirements with CRMC and DEM coastal regulations, ensuring that every detail not only met code but created a home capable of withstanding the dynamic conditions of Rhode Island’s shoreline. Elevated on piers with structural systems engineered for lateral loads and storm surge, the East Beach House is designed to endure—and to inspire.

Project Challenges

  • Maintaining a cottage-style aesthetic within regulatory limits

Design Solutions

  • Elevated Pier Foundation: Reinforced concrete piers lift the home above base flood elevation, ensuring resilience during storm events.

  • Structural Detailing: Engineered rebar cages and connections designed for VE-zone lateral loads.

  • Massing & Form: Multiple joined gables harmonize with surrounding coastal cottages while maximizing ocean and salt-pond views.

  • Durable Materials: Cedar shingles, coastal-grade windows, and engineered wood framing enhance longevity in harsh conditions.
